Local conditions
A deck here sits through humid summers, hard freezes, and heavy storms, often on a slope. Material and structure decisions made at the start determine how much attention it needs later.
On a falling lot, the footings, posts, and beams are the project. Depth below frost, bearing on stable soil rather than fill, and lateral bracing are what keep an elevated deck solid rather than bouncy a few years in.
Pressure-treated pine is cheapest up front and needs the most attention; composite costs more and asks for very little; hardwoods sit between and need periodic oiling. The right answer depends on how much maintenance you actually intend to do.
Dark composite gets genuinely hot in direct Georgia sun. Color and material choice around a pool deck is a comfort decision, not only an aesthetic one.
Water coming through a deck has to go somewhere. If there is usable space below, an under-deck drainage system turns it into a second room instead of a wet one.
Height, baluster spacing, and pool-barrier requirements are code-driven and inspected, and the rules differ around a pool. Cable and glass systems preserve a view but have their own structural demands.
Ledger attachment and flashing are the most common failure point in deck construction, and the failure is water in the wall rather than something visible on the deck. It is worth asking any builder exactly how they detail it.
