Alpharetta is largely newer construction on planned lots, often with an HOA and a covenant set. The constraints here are administrative as much as physical.
Many Alpharetta neighborhoods require architectural committee approval before construction, sometimes covering fencing, equipment screening, and materials. Submitting early keeps approval off the critical path instead of on it.
Planned communities often have less usable rear yard than the acreage suggests once setbacks and easements are drawn. Establishing the real buildable envelope first prevents designing a pool that cannot be permitted.
